Overview
Beautiful home in the rolling countryside of Aude, Southern France. Located near the village of Fanjeaux, with stunning views of the Pyrenees.
L’Obit Ouest is a 4 bedroom converted barn, with many original features. The house is decorated with a neutral, sophisticated feel.
The accommodation is set on the raised ground floor, in order to maximise the views of the countryside.

Bedrooms
The star feature of the house is the sociable open plan kitchen, living, dining room, equipped for large groups. The spacious room is packed with character as a result of the wooden beams and triple aspect windows.
A brand new Schmidt kitchen, with island, was fitted in December 2022. The large kitchen includes a full height fridge, freezer, induction hob, oven, combi microwave and oven, dishwasher, kettle, nespresso machine. Crockery, cutlery, glasses, oven dishes, serving bowls, utensils, a cafetière, teapot.
The dining table seats up to 12 guests.
The living area looks out over the terrace, and beautiful Southerly views of the Pyrenees, with large sliding doors to maximise light and the views.
For cosy winter months, there is a new wood burning stove being installed in April 2023.
The living room opens on to a large West facing terrace, with an outdoor dining area for up to twelve guests to enjoy the far reaching views of the countryside and Pyrenees, as well as stunning sunsets.

There are four bedrooms, all en-suite. These are all on the first floor, on the same level as the open plan living area.

Air conditioning in all bedrooms
Luxury bedding, duvet and feather filled pillows for a comfortable night sleep.
Guest towels and hand towels are provided
Guests have a wardrobe with hangers and a chest of drawers in each bedroom
All bedrooms have wooden shutters for the windows, as well as linen curtains.
Two travel cots can be made available on request
Two camp beds can also be made available for children on request




Swimming Pool
Guests will have sole use of the 10x4m swimming pool, which is open from May to September (inclusive). The pool is South West facing and therefore lies in the sunshine for the majority of the day.
Sun loungers and parasols surround the pool to provide complete relaxation.
There is a small sheltered area within the walled pool area, with relaxed seating to sit in the shade.
The walled pool is fully enclosed, with a safety gate for access. Guests can relax in the knowledge that children will not be able to access the pool without an adult present.
Pool towels are available for guests to use.
Guests must only use the plastic cups and crockery within the walled pool area.
The chlorine pool is cleaned and maintained twice per week.
Note the pool is not currently heated and therefore temperatures typically range from 16-29c depending on the weather and time of year.

Outdoor space
There is a fantastic South-West facing terrace where guests are likely to spend the majority of your time, given the splendid views of the countryside, Pyrenees and sunsets. The terrace is equipped with an outdoor sofa, dining table for 12 guests, parasol, and BBQ (guests must buy their own charcoal).
The house benefits from a large garden over 4000m. The garden to the front of the terrace features a lawn and beautifully landscaped planting. The rest of the garden sits to the side of our barn area, and features a large lawn perfect for games and playing, as well as a number of trees providing much needed shade during the hot summer months. There is a beautiful courtyard for sunny lunches, filled with the fragrance of jasmine.
The garden features a fabulous covered barn area. The barn is multi use – perfect for shaded lunches on hot days, or for a shaded play area for children to enjoy. There is a table tennis table and badminton net in the barn, as well as a small outdoor kitchen area with sink and fridge.
You will have sole access to the whole house, gardens and pool during your stay. Guests will not have access to the storage/garage areas underneath the property.
